Drop

Sunday, I was in Envigado for a kid's birthday party at a water park called Los Colores. Afterward, we walked the main park, then hit Viva Envigado mall.

And I kept thinking, Envigado is really nice. Smaller than Medellín. Less traffic. Safer too.

So I got home and looked up rent in nicer areas like El Esmeraldal and Loma del Escobero. Unfurnished, one-year contract, 2 to 3 bedrooms. Running $3.8 to 5.9 million pesos a month, so somewhere between $1,100 and $1,750 bucks at today's rate.

I pay $1,100 for my own place right now. So Envigado's not some hidden cheap secret.

But turns out, Medellín might still have the edge on Envigado in one big way. More on that in a bit.

Real Life

This is us Sunday at Los Colores water park in Envigado, for a friend's kid's birthday. Hot day, way too much sugar for the kids, and I got more sun than I meant to.

It's really cool to be in a place where my son is growing up around other families that are bilingual and amazing!

Opinion

Envigado's safer than Medellín on paper. But Medellín's come a long way too. I've been here 16 years, and this is the safest I've seen it.

Murder rate's around 10 per 100,000 now, versus over 90 back in 2010. Pickpocketing's down about 25% this year. Armed robberies are down 16%. Crime's down across the board, and the city's put real money into cameras and infrastructure.

And look, I walk around downtown all the time with a camera and a mic hanging off me. Nobody's touched it. Not once in 16 years. That's not luck, that's knowing how not to be a target.

We've got a saying here: no dar papaya.

It basically means don't be a chump. Don't flash your stuff and you'll be fine. Still, you gotta know how to move out here, and that part doesn't come from a blog post.

Are you coming to Medellín this year or in 2027?

Drop So this week I'm running numbers for a client on a listing, and I notice the exchange rate moved enough that the same apartment, same price tag in pesos, now costs almost 9 grand more in dollars than it did like four days earlier. Nothing about the property changed. Not the price, not the building,...

Drop I had a consultation call with a couple in Florida, a little younger than my parents, who are planning to retire in Medellin in a couple of months. We covered the normal stuff, you know, apartment, which neighborhood's actually good, private insurance, the usual. Then they brought up buying a car. They...
