USD vs COP, explained: your dollar buys less in Medellín right now

So this week I'm running numbers for a client on a listing, and I notice the exchange rate moved enough that the same apartment, same price tag in pesos, now costs almost 9 grand more in dollars than it did like four days earlier.

Nothing about the property changed. Not the price, not the building, nothing. Just the dollar getting weaker against the peso, again. More on why that's happening in a bit.

Opinion

Everyone already knows there's a new president. What people miss is how bad it got under Petro first. The peso hit almost 5,000 to the dollar in 2023, close to its weakest ever.

Foreign investment fell every year he was in office, down to the lowest first-quarter number since 2021. That's money leaving, not a correction.

Since De la Espriella took over in August, the peso has flipped hard, now sitting around 3,200 to 3,300. Rates, remittances, oil, a weak dollar everywhere- it's all in the mix. Point is, it already happened.

So here's my move. If you're bringing money down to buy something, don't let it sit in a US account. Put it in a Colombian brokerage account instead and let it earn 10 to 11 percent while you shop.

After tax, call it 9 to 10. Still beats zero, and it protects you if the peso keeps climbing. Brokerage accounts also move big money easier than banks do. I learned that the hard way years ago when a bank froze a wire with no history behind it.

Just know this only works if the peso holds or climbs more. If it flips, dollars would've won. Nobody knows for sure, me included. Pair it with a seller-financed deal so you're not betting everything on one currency move.

Quick one for you. Five-bedroom furnished penthouse in Vizcaya, El Poblado. 300 square meters, two jacuzzis, a private sauna, the works.

Listed around $693,000 USD. The owner's willing to finance 40% of it himself. With the peso doing what it's doing right now, so yeah, locking in a price today and spreading the rest out instead of waiting around isn't the worst way to play this.
